Knotweed in Newport: the brownfield premium nobody tells developers about
Llanwern, Pillgwenlly, the Usk corridor — the additional cost knotweed adds to almost every Newport development.
Newport's industrial corridor — from Llanwern through to the Usk and the Bristol Channel — is one of the most consistently knotweed-affected developable areas in South Wales. If you are buying land in NP19, NP20 or NP10 with development intent, assume it is present until a survey proves otherwise.
The pattern we see
Steelworks soil, railway sidings, and the Usk's flood corridor have shared rhizome material for a hundred years. The soil moves; the plant moves with it. Modern site clearance — knock it down, push the rubble around, sell on — has spread it further.
Cost on a development site
- Dig-and-dump to licensed landfill: £80–£200 per cubic metre depending on contamination class and haul distance.
- On-site burial in an engineered cell: £40–£80 per m³, only viable on sites with space and DfT/NRW agreement.
- Screening on site to separate rhizome from clean material: cheaper but slower; needs a plan accepted by the regulator.
What good due diligence looks like
Phase 1 desk-based study with historic OS map overlays, followed by a physical walkover at the right time of year. We do this for developers regularly and the cost is minor compared to a knotweed surprise mid-build.
