Building an extension or conservatory next to knotweed in 2026
Foundation design, root barriers, building control sign-off and warranty implications — what to know before the first trench is dug.
Knotweed and a planned extension are not mutually exclusive — but trying to build over or next to an untreated stand will be picked up by building control and, increasingly, by the warranty provider before completion.
The standard 2026 approach
- Pre-construction survey and management plan with RICS 2022 category.
- Treatment (or excavation) integrated into the demolition / strip-out programme.
- Engineered root barrier — typically 1000-gauge HDPE — wrapped around the foundation footprint.
- Building control sign-off package including survey, treatment record and barrier specification.
- IBG transferred to homeowner at practical completion.
Warranty implications
NHBC, LABC and Premier warranties all now require documented invasive species due diligence on new-build and major-extension projects. A missing piece of paperwork at the warranty audit stage holds up the certificate.
Cost order of magnitude
Adding invasive-species design to a £45,000 single-storey extension typically adds £3,500–£8,500 to the project. Discovering knotweed at first-fix and stopping the job to remediate typically adds £14,000–£28,000 plus the carry of the contractor's stand-down.
